State Cabinet approves ₹12,150 crore Greater Bengaluru Integrated Township project in Ramanagara

The State Cabinet approved a Bengaluru Metropolitan Region Development Authority (BMRDA) proposal to establish the Greater Bengaluru Integrated Township in Ramanagara district, on Thursday.

The integrated township in Ramanagara and Harohalli taluks will be designed to be self-sufficient, eco-friendly, and aligned with the Work-Live-Play concept. The township will integrate residential, economic, and recreational spaces, aiming for a sustainable and balanced development model.

According to the report submitted to the government, the Greater Bengaluru Development Authority (GBDA) will oversee land acquisition and township development under the Karnataka Urban Development Authorities Act, 1987.

The project will encompass 8,943 acres across 10 villages, with the initial land already acquired by the Karnataka Industrial Areas Development Board (KIADB). The total estimated cost of the project is pegged at ₹12,150 crore.

The township will connect with major transportation routes, including the Bengaluru-Mysuru national highway (NH-275), Bengaluru-Dindigul highway (NH-209), and NICE Road. Plans also include metro connectivity via Mysuru Road and Kanakapura Road, enhancing accessibility. A 60-metre-wide road linking NH-275 and NH-209 has been proposed for seamless transit.

The residential sector will be developed first, with landowners compensated through plots. Efforts to preserve local traditions and integrate village settlements will ensure economic and social inclusivity, says the report.

The report adds that the township’s strategic location near Harohalli and Bidadi Industrial Estates positions it as a hub for economic activities, driving demand for residential, healthcare, educational, and recreational facilities and reliable water supply from the Cauvery, and a robust electricity network further bolster the project’s feasibility.

With a projected completion timeline of five years, financial incentives, including stamp duty exemptions, are proposed to attract investors and landowners. Approvals will align with regulatory standards, ensuring systematic implementation.

According to the report, no financial support is anticipated from the State Budget for the implementation of the township project. However, to accelerate the relocation of economic and residential activities from the central part of Bengaluru to the township and make it more attractive to investors and end-users, financial incentives such as discounts on stamp duty rates and exemptions on certain registration fees related to lease /lease cum sale/ sale deeds are expected. 

For those who provide land for the township, it is expected to grant an exemption on stamp duty for the first-time registration of plots as was done for the Dr. Shivaram Karanth Layout developed by the Bangalore Development Authority and other exemptions on registration and stamp duty fees will be prescribed by the government.
