Roads to be priority in new development zones, says DDA V-C

The Delhi Development Authority (DDA) will prioritise the development of road networks in new areas identified for development, including land pooling zones, low-density areas and high-density corridors along the Urban Extension Road-II (UER-II), under the Master Plan for Delhi-2047, DDA vice-chairperson N. Saravana Kumar said on Thursday.

He said road network plans for areas marked under the land pooling policy and low-density areas are expected to be notified within the next three to four months. “The plan is to take arterial roads from the land-pooling areas and the low-density areas and connect them to the NCR roads,” Mr. Kumar said. These roads will have a right of way of 30 metres or more, in line with MPD-2047 provisions.

The DDA plans to develop key roads under the land pooling model upfront instead of waiting for landowners to deposit external development charges before infrastructure work begins. “The development of roads will be a priority for us,” he said.

The urban body has around 15 projects ready for approval under the land pooling policy, with one already sanctioned. Mr. Kumar said land required for roads and infrastructure will be made available by participating landowners through the land pooling process.

Uniform framework

The road network will also guide development in the low-density areas, which covers nearly 150 sq km along Delhi’s peripheral villages and the 23 notified villages under the earlier Low Density Residential Area framework. The master plan envisages a uniform planning framework for these areas while retaining their low-intensity character and providing for residential, institutional, recreational and other permissible uses.

For high-density corridors, particularly those along UER-II, the DDA will prepare a separate plan in sync with the plans for adjoining land-pooling areas, said Mr. Kumar.
