The Confederation of Real Estate Developers’ Associations of India (CREDAI), Visakhapatnam chapter, lauded the State government’s decision to amend the Andhra Pradesh Building Rules, 2017 through G.O. 161, issued on July 29, 2026. Industry leaders believe the revised framework will significantly simplify approvals, lower compliance costs, and invigorate sustainable urban development across the region.
Addressing a press conference on Thursday, CREDAI Andhra Pradesh president Bayana Srinivasa Rao stated that the amendments successfully resolve long-standing concerns raised by industry stakeholders. He noted that the policy shifts will enhance the ease of doing business and afford developers greater flexibility in project planning.
The newly implemented rules introduce several structural changes aimed at easing burdens on developers and homebuyers alike. The maximum permissible height for non-high-rise buildings has been raised from 18 metres to 24 metres. Additionally, the City Level Infrastructure Impact Fee (CLIIF) can now be paid in six equal instalments spread over a three-year period. The reforms also expand the Transfer of Development Rights (TDR) framework while introducing official provisions for environmental decks and service floors. Furthermore, revised setback norms, clarifications under Common Zone Regulations (CZR) 2026, and adjustments under Section 22-A are expected to boost transparency and facilitate secure property registrations.
Calling the move a vital step aligned with the Centre’s Deregulations 2.0 initiative, CREDAI Visakhapatnam chairman V. Dharmender predicted an influx of fresh investments and increased employment generation. He emphasized that optimised land use and streamlined approvals would benefit developers across all categories.
CREDAI Visakhapatnam president E. Ashok Kumar credited the government’s prompt action to continuous representations made by the association to senior officials and Ministers within the Municipal Administration and Urban Development (MA&UD) Department.
