TNRERA imposes fine on real estate firm, directs it to complete promised amenities

The Tamil Nadu Real Estate Regulatory Authority (TNRERA) has imposed a penalty of ₹3 lakh on Adinath Srinivasa Foundations LLP, directing the promoter to complete all the amenities promised in the agreement with the allottees of Serene Kshetra project.

The execution petitioner, Serene Kshetra Owners’ Association, said amenities such as a compound wall, a garden, solar water heater systems in individual units, a pharmacy, an amphitheatre, and shuttle drop service were yet to be completed by the respondent, Adinath Srinivasa Foundations LLP.

This was based on an inspection report received by the TNRERA on November 24, 2025. According to the independent engineer’s findings, a major part of the project was not provided with a compound wall. Moreover, as per the approved layout, a garden was to be developed on an area of 17,120 sq.ft. However, the site reserved for it remained vacant. 

It was also found that though the Directorate of Town & Country Planning, in the approval letter, had stipulated that the proposed core houses must be provided with a solar water heating system, the same had not been implemented as on November 24, 2025.

While the pharmacy had not yet been provided, it was found that the work on the proposed amphitheatre had been abandoned midway. An ATM, electronic access control, an exclusive party hall with dining, a convenience kiosk, and shuttle drop service had also not been provided.

The TNRERA directed the respondent to complete the amenities in compliance with Section 14(3) of the RERA Act, and file a compliance affidavit, with proof of the same, on or before September 30.
