DDA inks pact to develop 5-star hotel in Delhi’s Dwarka; opening set for 2030

The Delhi Development Authority (DDA) has signed an agreement with Juniper Hotels Ltd. to develop a five-star hotel in Dwarka’s Sector 23. This is the first of four special licence-fee projects auctioned by the authority over the past year to reach the agreement stage.

The hotel, overlooking the Dwarka Golf Course, is expected to attract an investment of more than ₹1,000 crore and create around 800 direct jobs, as per a statement released by the DDA on Thursday. It is scheduled to become operational by 2030. Over its 55-year licence period, the project is projected to generate more than ₹6,000 crore in revenue for the DDA.

The agreement was signed on Wednesday between the DDA and Juniper Hospitality Assets Pvt. Ltd., a subsidiary of Juniper Hotels. The site is expected to be handed over to the company soon, the DDA said.

The hotel is proposed to be developed and operated under the Grand Hyatt brand through Juniper Hotels’ partnership with Hyatt. Juniper currently operates seven hotels with 1,895 rooms and serviced apartments across India, according to the DDA.

The project is part of the DDA’s wider effort to develop Dwarka as a commercial and investment hub under Lieutenant-Governor Taranjit Singh Sandhu. The authority had auctioned four sites under a special licence-fee model, under which private developers build and operate projects on DDA land for a specified licence period.

The location is being positioned as a key advantage for the project, with the proposed hotel close to the Dwarka Golf Course, Yashobhoomi Convention Centre and Dwarka Sports Complex. It is also located opposite the proposed Diplomatic Enclave, which the DDA expects will add to demand for high-end accommodation in the area.

The agreement is the first formal licensing deal among those projects. The DDA expects the hotel to add to Dwarka’s hospitality infrastructure as the sub-city gains convention, sports and diplomatic facilities.

The agreement comes days after Mr. Sandhu held an interaction with industry representatives on accelerating Dwarka’s development as an economic and commercial centre.
